Rental Criteria
Tenant selection criteria · Last updated November 2, 2026
For legal reasons, these criteria are provided in English only. You may use a translation tool to read them, but the English version is the one that applies.
JP Dwellings Group, LLC uses the same written criteria for every applicant. Please read them before you apply. By applying, you confirm that you received these criteria, as required by Texas Property Code § 92.3515.
We review every application individually. If you don’t meet one of these criteria, please apply anyway and tell us about your situation. We consider all circumstances, and the same options are available to every applicant.
Fair housing. We do not discriminate on the basis of race, color, religion, sex (including sexual orientation and gender identity), national origin, familial status, or disability. We make reasonable accommodations and allow reasonable modifications for people with disabilities. To ask for one, contact us at (713) 510-8440 or contact@jpdwellingsgroup.com.
1. Applying and screening
- Every adult age 18 or older who will live in the home must apply and be screened separately.
- We do not charge an application fee. Screening is done through TransUnion SmartMove, and each applicant pays the screening fee directly to TransUnion, which shows the price before you pay. We never see your full Social Security number.
- Applications are reviewed in the order they are completed. An application is complete when the form is submitted, the screening is finished, and any documents we ask for have been provided.
- Each applicant must show a valid government-issued photo ID.
2. Income
- Our standard is total gross monthly household income of at least 3 times the monthly rent (for a $2,500 home, $7,500 per month).
- If household income is at least 2.5 times the rent but less than 3 times ($6,250 to $7,499 per month for a $2,500 home), you can still qualify in one of two ways: (a) a qualified co-signer who applies, passes the same screening, and has gross monthly income of at least 4 times the rent ($10,000), or (b) an additional security deposit of one month’s rent ($2,500), for a total deposit of $5,000 (2 months’ rent), refundable under the same terms as the regular deposit.
- All verifiable, lawful income counts, including wages, self-employment, retirement, Social Security, disability benefits, child support, and alimony.
- Savings and assets: verified savings or other liquid assets may be considered in place of, or in addition to, income. We review them together with the rest of the application.
- Every applicant must provide proof of income: the last 2 months of pay stubs or bank statements. If you are starting a new job, a signed offer letter showing your pay may be used in place of pay stubs.
3. Rental history
- Our standard is no eviction judgment in the last 5 years. An eviction that was dismissed, sealed, or fully paid, or one that resulted from domestic violence, is not an automatic denial; we review it individually.
- Our standard is no unpaid balance owed to a current or previous landlord. If you have one, tell us about it and any payment plan; we take that into account.
- We may contact current and previous landlords about payment history, notice given, and the condition of the home at move-out.
- No rental history (for example, a first-time renter) is not by itself a reason for denial.
4. Credit history
- We review credit history but do not require a minimum credit score.
- Unpaid debts to landlords or utility companies, or a pattern of recent collections for housing-related bills, are reviewed together with the rest of your application, and you can explain them to us. Medical debt and student loans are not counted against you.
5. Criminal history
- We do not deny applicants because of an arrest, or because of a criminal record alone.
- Convictions are reviewed one by one, following fair housing law. We consider the type and seriousness of the offense, how long ago it happened, and evidence of rehabilitation, and only whether it shows a real risk to the safety of residents, neighbors, or property.
- You may give us any information you would like us to consider, such as proof of rehabilitation, before we decide.
6. Occupancy
- Up to 2 people per bedroom, plus one child under 2 years old. For a 3-bedroom home, that is up to 6 people. The flex room is not a bedroom.
7. Pets and animals
- Pets are considered case by case and need written approval. Approved pets carry a one-time, non-refundable $200 pet fee and $35 per month per pet.
- Assistance animals (service and support animals) for people with disabilities are not pets. No pet fee or pet rent is charged for them.
8. Other reasons we may deny an application
- False, misleading, or incomplete information on the application.
- Not finishing the screening or not providing requested documents within 3 business days of our request.
9. Conditional approval
- We consider every application. If you do not meet one of the standards above (for example income, credit, or rental history), please still apply and send us a written explanation and any supporting documents. We consider all circumstances.
- We may approve your application with conditions. The same options are offered to every applicant: a qualified co-signer (as described in section 2), or a total security deposit of $5,000 (2 months’ rent).
10. Our decision
- We aim to decide within 3 business days of a complete application, and we tell every applicant in writing.
- If we deny an application or require more (such as a co-signer) because of information in a screening report, we will send a written notice that names the reporting company and explains your right to a free copy of the report and to dispute anything that is wrong.
- Approved applicants have 48 hours to sign the lease and pay the security deposit of $2,500, or the home may be offered to the next applicant.
