JP Dwellings Group, LLC (“we,” “us”) is a Texas residential rental company. This policy explains what personal information we collect through this website and the Resident Portal, how we use it, and the choices you have.

Information we collect

• When you contact us: your name, email, phone number, and your message.
• Residents: your name, email, phone number, home address, lease dates, and the documents we share with you, such as leases, amendments, and notices.
• Electronic signatures: your signature image, typed name, the date and time, your IP address, and your browser or device type. We keep these to show who signed and when.
• Maintenance requests and checklists: descriptions, photos you upload, your scheduling preferences, and whether we may enter the home.
• Language preference: saved in your browser and, for residents, in your account, so we can show the site and send emails in your language.

How we use it

We use this information only to respond to you, manage your lease and your home, schedule and complete repairs, keep records of signed documents and the condition of the home, send you account emails, and meet our legal, tax, and insurance obligations. We do not sell or rent your personal information, and we do not use it for advertising.

Who helps us

We use a few trusted service providers to run this website. They handle information only to provide their service to us:

• Cloudflare: hosts the website, stores documents and photos, sends the one-time login codes for the Resident Portal, translates messages written in other languages, and counts page visits without cookies.
• Resend: sends account emails, such as documents ready to sign and maintenance updates.
• Web3Forms: delivers contact and maintenance forms to our email.

Rent payments are made through Baselane, and rental applications through Landlord Studio. Those companies have their own privacy policies, which apply when you use their sites. We may also share information when the law requires it, or with a repair professional who needs your contact details to schedule a visit.

Cookies

We do not use advertising or tracking cookies. When you log in to the Resident Portal, Cloudflare sets a login cookie so you stay logged in. Your language choice is saved in your own browser.

How long we keep it

We keep leases, signed documents, checklists, and repair records for as long as needed for your tenancy and afterward for legal, tax, and recordkeeping purposes. Messages from people who are not residents are kept only as long as needed to respond.

Security

The Resident Portal requires a one-time code sent to your email, and each resident can see only their own information. Documents are stored privately and are never public. No system is perfectly secure, so please contact us right away if you think your account has been misused.

Your choices

Children

This website is not directed to children under 13, and we do not knowingly collect their information.
